I employ a variety of tools during inspections to give you objective data. When technology is combined with knowledge, you can be confident of a thorough inspection and detailed report.
FOUNDATIONS
 |
Foundation elevations (height differences plus or minus 0.125”) are taken and included in the report. The Stanley® Compulevel™ will show slope or deflection from level readings (from the datum or reference point to the measured locations) that may exist. It can provide objective data and will serve as a basis for any possible future changes in the foundation. |

Sample taken from an actual report:
Interior elevations/measurements were taken from the approximate center (datum) point to the corners. No adjustment has been made for the thickness of floor coverings, however an approximate 0.5” difference was observed between the carpet and hardwoods. Elevations are accurate within approximately 0.125” and obtained with the use of a Stanley® Compulevel™. Elevations may be used for a future reference of movement. Note: More elevations may be included dependant upon the footprint or size of the foundation. | |

| MOISTURE PENETRATION |

WAGNER "Moisture Detector". Placed against a wall, trim etc., this unit registers percentage of moisture content from 4% up to 22% or greater, in one-degree increments. Moisture levels between 4 to 8% are normal, higher readings may indicate a leak or excessive moisture. With the use of a non-destructive moisture detector, I give the exact readings at any discoloration's or other possible areas of concern. |

AIR TEMPERATURES |
 |
RAYTEK "Mini Temp" - This infrared point and click thermometer gives instant readings at each air supply grill and aids in determining the overall system balance. A properly balanced system confers more even temperatures throughout the residence. This thermometer will aid in determined low airflow at registers even ones at high ceilings. |

ELECTRICAL |
 |
W. SPERRY "GFCI Tester" - Defective Ground Fault Circuit Interrupters are possible. A tester should be used to confirm that receptacle trips properly to prevent electrical shock. |

G. E. Arc Fault Circuit Interrupter - The current International Residential Code (IRC) requires all new bedroom electric circuits to be protected from arcs in wiring caused by nails, faulty wiring or equipment that utilizes electricity. Arc Faults breakers trip when an arc is detected. This tester confirms the proper protection is installed. | | | |
