Infrared Technology
Buyers Inspection Services uses Infrared Thermal Imaging (IR) on all home inspections performed in Houston, Sugar Land, Katy and the surrounding areas. With the IR we have see defects that are not visible or readily visible to the unaided eye. Water penetration, missing insulation, overheating breakers, plumbing leaks are all problems that allows a qualified operator to make educated interpretations of what may be occurring.
Missing insulation was observed at the vertical wall, accessible in the attic, and also at an exterior vertical wall, not accessible from the attic.
Overheating was observed at a breaker wire at the Federal Pacific Panel. The outside temperature was 49 degrees, so the temperature rise was 88 degrees. Immediate repair was called for in the inspection report.

Foundations
Foundation elevations (height differences plus or minus 0.125”) are taken and included in the report. The Stanley® Compulevel™ will show slope or deflection from level readings (from the datum or reference point to the measured locations) that may exist. It can provide objective data and will serve as a basis for any possible future changes in the foundation.

Interior elevations/measurements were taken from the approximate center (datum) point to the corners. No adjustment has been made for the thickness of floor coverings, however an approximate 0.5” difference was observed between the carpet and hardwoods. Elevations are accurate within approximately 0.125” and obtained with the use of a Stanley® Compulevel™. Elevations may be used for a future reference of movement. Note: More elevations may be included dependent upon the footprint or size of the foundation.

Moisture Penetration
WAGNER "Moisture Detector". Placed against a wall, trim etc., this unit registers percentage of moisture content from 4% up to 22% or greater, in one-degree increments. Moisture levels between 4 to 8% are normal, higher readings may indicate a leak or excessive moisture. With the use of a non-destructive moisture detector, I give the exact readings at any discoloration's or other possible areas of concern.
