Infrared Thermal Imaging
Buyers Inspection Services uses Infrared Thermal Imaging (IR) on all home inspections performed in Houston, Sugar Land, Katy and the surrounding areas. IR is the latest tool to help the home inspector locate deficient areas in the dwelling. Penetrations, roof leaks, missing insulation, overheating breakers, and plumbing leaks are all problems that allow a qualified operator to make an educated interpretation of what is occurring. Infrared imaging is included on every home inspection.
To measure foundation elevations (level or out of level) we use a Compulevel™ or Ziplevel® to document areas of slope/deflection that may indicate a foundation that is not performing. These measurements can help provide object data in evaluating foundation performance. No need to roll a marble across a sloping floor!
For most properties, the roofing structure is the single most important element responsible for protecting its integrity. Even the smallest leaks, missing shingles, or rotting wood can lead to water damage, energy loss, and expensive repairs. Our lightweight and portable camera drone allows us to get clear, high definition images of any roofing structure, without even having to lift our feet off the ground! Our camera drone can reach even the hardest to view areas with ease, giving you the most detailed picture of your roofing structure possible.
If infrared or visual indicators warrant further evaluation, we employe a non-destructive moisture meter (Tramex – Moisture Encounter Plus). Placed against a wall, trim etc., this unit registers the percentage of moisture content from 4% up to 30% or greater, in one-degree increments. Moisture levels between 5 to 14% are normal, higher readings may indicate a leak or excessive moisture. A destructive type of moisture meter (small pins) is also available for use with the current owner’s permission.
