Infrared Technology
Buyers Inspection Services uses Infrared Thermal Imaging (IR) on all home inspections performed in Houston, Sugar Land, Katy and the surrounding areas. IR is the latest tool to help the home inspector locate deficient area(s) in the home. Water penetration, missing insulation, overheating breakers, plumbing leaks are all problems that allows a qualified operator to make educated interpretations of what is occurring. Make sure that Infrared Imaging is included in your home inspection.
The first view shows an area at the kitchen ceiling. Infrared and a non-destructive moisture meter detected high levels of moisture at the time of the inspection (right of kitchen window at ceiling). Water was coming in from a gable end vent in the attic.
Moisture was noted at the grout near master tub in this new construction (after the sealed hydro-therapy was operated and tub drained). Infrared shows water on the carpet in the adjoining master closet. The IR portion of the inspection is performed after operating the plumbing in the house.
Overheating was observed at a breaker wire at a Federal Pacific Panel. The outside temperature was 49 degrees, so the temperature rise was 88 degrees. Immediate repair was called for in the inspection report.
